Building your website, advertising and property oversight:

  1. Build your website w/pics and all forms - $150 - (no monthly fee thereafter for your website)

  2. Help you set up advertising on the following site: (www.homeaway.com) - You would need to pay a yearly fee to homeaway.

  3. $25 lock box -  I can set up a 4 "different" numeric pass code and place on front door; you would then own the lock-box.

  4. Correspond via e-mail, phone & snail mail with all your Renters; i.e., "my service"

  5. Receive all documents from your Renters, e.g., Rental Agreement, emailing you a copy if you wish, i.e. "my service"

  6. Update calendars on your new  website and (www.homeaway.com)  i.e. "my service"

  7. Help you set up PayPal on your new website (all rental income goes directly to your PayPal account)

  8. You would only be responsible for returning the security deposit to your renter & blocking out Rental Agency dates (e.g. ResortQuest, Long and Foster); I will take care of everything else. I will book all dates, correspond with your Renters, add all comments to your new site, insure all income goes directly to you, update all calendars and take care of your cleaning (additional fee) after each renter leaves.

*Supervisory Management fee per Service: Months

E.g.; I would charge a "service fee" of $55 for all renters in June regardless of the days or weeks booked by that renter.

I've created this system for complete Rental home "advertising management & maintenance" after several years of perfecting it on my own rental properties.  With this said, I'm not a RE Agent nor Broker in Sales or Rentals, nor do I have a license as a "Property Manager." In summary your home will be rented by you the Owner using my assistance as well as website marketing.

The following are the differences between what I offer and what a Property Management company offers:
 

  •  You (the Owner) will become the Property Manager as you will be receiving all monies; you'll set your own rental weekly fees, I will be your assistant
     

  •  I offer an upfront “set” fee based upon my services; I will not ask for a commission based upon each Renter
     

  • I never receive monies directly from your Renters
     

  • Your Renters will pay you directly via a PayPal account (or check or money order) which I'll put on your new website
     

  • You pay me after each service, e.g., building your website, corresponding with Renters, cleaning your home, etc…
     

  • You will control all access to your home (I recommend putting a lock box on your front door and you could give me a key for security purposes)
     

  • When corresponding with your Renters, I will CC you on every e-mail and will always close each e-mail using Greg Hughes, "assistant" or "on behalf" of owner 
     

  • You maintain and control all legal aspects of your property INCLUDING ALL rENTAL/lEASE AGREEMENTS
     

  • My fees will always be lower than a Property Manager as my "over-head" will always be lower

In conclusion, Greg Hughes, and or BBC, LLC does not offer any services “to sell or offer to sell, or to buy or offer to buy, or to negotiate the purchase, sale or exchange of real estate, or to lease or rent or offer for rent any real estate, or to negotiate leases or rental agreements thereof or of the improvements thereon..”
