RESERVATIONS All reservations require ½ deposit within twenty four (24) hours after making the reservation, with the balance due 30 days prior to check-in. Upon receipt of your deposit, please go to the website, print and sign a lodging agreement. Then PDF or fax it back to us along with a copy of the Driver’s License for the Party who signs the Agreement. For your protection and a full understanding of the obligations and benefits pertaining to the use of your vacation property we also must receive the signed Lodging Agreement within 24 hours of initial payment. We prefer PayPal (E-Checks or Instant Transfers only or credit cards); or mail check/deposit to: 29L Atlantic Ave, #207, Ocean View, DE 19970. We recommend PayPal as we will only reserve your dates when your check has cleared. Therefore if you are mailing a check and someone else wants your dates and they pay first via PayPal, we will accept that pmt. and cross out (reserve) those dates for them in red. "Time is of essence" for all payments and check in/check out dates/times referenced herein. It is agreed that full payment is due 30 days prior to check-in. If you make your Reservation within 5 days of Check-in date, your entire rental amount + security deposit is due either: (1) Cash at check-in, (2) Money Order at check in, (3) *Wire Transfer at least 2 days prior to check-in, or (4) PayPal *INSTANT TRANSFER/Credit Cards at least 2 days prior to check-in; however you would be responsible for paying service fees which will be withheld from your security deposit refund; we will send you a copy of your service fees {if any} with your refund. * You would also be required to pay all bank/service charges. SECURITY DEPOSIT We require a * Security deposit in the amount of 25% of the total rent (50% if under 21.) This is to be paid with the remaining ½ balance (see above). A certification will be in the house at the beginning of your rental period mentioning any damage that is already present in the property prior to your arrival. To avoid responsibility for damage that occurred before your arrival, you should immediately report it when you check-in. The security deposit can be used to repair damage or special cleaning required as a result of your stay. The unit will be inspected after your checkout and the deposit returned (less any allowable deductions) within 30 days from the date of departure to the address on the Driver’s License. CHECK IN - Check-in time is 3:00 PM or later; no keys will be given out before 3:00 PM. CHECK OUT -Check-out time is 10:00 AM; this is strictly enforced. Our cleaning crews will need ample time to clean the property for the next tenants. Pls place keys back in lock box. Please leave the property neat and orderly by using this checklist: _ Remove all trash and place in
designated container outside; (In addition, please take out all trash
and place next to the road every Sunday night or Tuesday night.) _ Remove all food and spills from the
refrigerator; _ Have dishes and cooking utensils clean
and properly placed; _ Check all drawers and closets for
personal belongings; _ Lock all doors and windows and make
sure lights are off. _ Clean Grill If home is left unreasonably dirty or any furniture is rearranged, tenant will be charged a cleaning fee which will be withheld from your Security Deposit. *PETS Pets are not permitted unless you have received written permission from Owners. Any violation will be cause for immediate eviction from the premises, without refund of rent. Tenant will also be responsible for extermination of fleas and charged for an additional cleaning. A 50% security deposit is required + an extra $80 p/week. SMOKING Absolutely no smoking inside the house. An ash tray will be provided on the front porch. Please dump all butts. LOCK OUTS Charge of $25 fee after 8 PM; call Greg at 302-858-6524. KEYS A $5 fee will be charged for each lost key. Keys are located in a locked (combination) box on front door. Pillows & blankets have been provided. TELEPHONES We do not have any phones, you'll need to use your cell. WI-FI INTERNET/OFFICE EQUIPMENT The property contains Wireless Internet Access; we can not guarantee 100% access if the cable company is temp down; you must bring your own laptop. OCCUPANCY/GROUP RENTAL The number of people that a unit can accommodate is eight (8) overnight at 32239 Tranquility Lane. This is the MAXIMUM number of people allowed to occupy the dwelling overnight, including infants and toddlers. Any violation will cause immediate eviction without a refund of rent. It is the Owners policy for short term rentals only to be rented to family groups only or to qualified non-family groups wherein at least 2 guests signing the lodging agreement are 21 years of age or older and will occupy the property during the entire term of the agreement and will supervise and be responsible for any members of the group that are under 22 years of age. A family group is defined as a married couple, parents, grandparents, children and extended family members vacationing in one property. An unqualified non-family group is defined as unrelated adults, high school or college students not meeting the age requirements stipulated herein. If the Owner ascertains that an unqualified non-family group is occupying the property in violation of the age requirement, the group is subject to immediate termination of the lodging agreement and removal from the property with no refund. The Owner reserves the right to refuse any rental, cancel existing reservations, return money received, and terminate occupancy without refund in the occupancy, if in our opinion it is detrimental to our unit. MAINTENANCE Tenants are responsible for any breakage or damage to the unit and its furnishings that may occur (other than normal wear and tear) and expected to report same to the Owners. All equipment in the unit should be in good working order. If not, please report the matter to the Owners. Every effort will be made to correct the problem. TRASH Please take out all trash bins and place next to the road every Tuesday prior to 7PM. APPLIANCES/TVS/MICROWAVES Icemakers, TV sets, microwaves, VCRs/DVDs are in the property as a courtesy of the Owner and are not guaranteed and will not be repaired/replaced in the event of a breakdown. Cable TV is basic service only. Every attempt will be made in order to correct the problem ASAP. UTILITIES NO UTILITIES ARE GUARANTEED! Public utilities are beyond our control. No refunds will be given because of failure of power, CATV, water, telephone, etc., not caused by the unit owner. The Property house is energy sealed in addition to having 2 zone A/C units. Please keep the temperature to 73 degrees or warmer. CANCELLATION In case of cancellation, all moneys received will be forfeited unless we are able to re-rent the property for the entire time period. If the property is re-rented, your deposit will be returned less a 10% cancellation fee of the entire rental amount. No sublets or transfer of lease will be allowed. No refunds due to "Acts of God." Parking No vehicles are permitted to be parked on the street; if parking on the left side on grass, ensure you do not run over well cap. GRILLING/BBQ Please clean the grill after using it, so the next guest finds it ready for use; please use caution when grilling. NUISANCE:
BICYCLES May be available (but not guaranteed) for use, with a signed liability waiver. Bicycles (if available) will be located in the shed.
