Emergency Service:

 

Bethany Beach Cleaning is available 24/7 in case of an emergency, i.e.,

  • Inspect inside and out after a bad storm (min $15)
     

  • Interior or exterior emergency maintenance, e.g.,

    • Broken windows

    • leaky pipes/roof

    • down trees

    • etc. - (BBC would be responsible for all repairs and fees. We would e-mail quote, receive pmt. via PayPal or CC then insure all parties complete work on time and are paid.)

 

Seasonal closing & opening of rental properties :

Closing:

  • Drain hot water heater (turn off at electric box)

  • Complete home inspection

  • Shut off and blow-out all outside plumbing

  • Secure property inside and outside

  • Drain hot tub (turn off at electric box)

  • Turn off all summer breakers

  • Replace al filters

  • Set proper heat - (email for a quote; min fee is $100)

Opening:

  • Fill and turn on hot water heater

  • Fill, turn on and take care of chemicals for hot tub

  • Re-set temp/AC

  • Replace all filters

  • Re-fit and turn-on outside plumbing

  • Complete home inspection

  • Reset all outside furniture, grills, etc.. - (email for a quote; min fee is $90)

 

*Website development & Advertising Management:

The main goal here is to save you time & make you more income:

 We will build and maintain your Rental home website for advertising, booking/calendars, legal forms, pmts., etc.

  1. Build website for your rental property

  2. Set up advertising on the following sites:

  3. Correspond (e-mail, phone & snail mail) with renters

  4. Receive all docs (emailing u a copy)

  5. Update calendars on your new website & advertiser's site

  6. Set up PayPal/CC's ($ goes directly to your PayPal account)

  7. Place stationary book in home for Renter's comments

The PayPal account will be placed on your personal website & all monies go directly to you. You would only be responsible for returning the security deposit to your renter. We will take care of everything else.

Disclaimer:

I've created this system for complete Rental home "advertising management & maintenance" after several years of perfecting it on my own rental property.  With this said, I'm not a RE Agent nor Broker in Sales or Rentals, nor do I have a license as a "Property Manager." In summary your home will be rented by you the Owner using my assistance as well as website marketing.

The following are the differences between what I offer and what a Property Management company offers:
 

  •  I will empower you (the Owner) to become the Property Manager as you will be handling and receiving all monies & you'll set your own rental weekly fees
     

  •  I offer an upfront “set” fee based upon my services; I will not ask for a commission based upon each Renter
     

  • I never receive monies directly from your Renters
     

  • Your Renters will pay you directly via a PayPal account which I'll put on your new website
     

  • You pay me after each service, e.g., building your website, corresponding with Renter, cleaning your home, etc…
     

  • You will control all access to your home (I recommend putting a lock box on your front door)
     

  • When corresponding with your Renters, I will CC you on every e-mail and will always sign off using "Greg Hughes, friend of John Doe, Owner of property # 111111" 
     

  • You maintain and control all legal aspects of your property INCLUDING ALL rENTAL/lEASE AGREEMENTS
     

  • My fees will always be lower than a Property Manager as my "over-head" is lower
